Terms of Service

These Terms of Service govern your booking, occupation and use of any apartment, facility or service operated by 185 Lennox Street Pty Ltd (trading as Adara Richmond) at 185 Lennox Street, Richmond VIC 3121. By making a reservation, checking in, or occupying an apartment, you acknowledge that you have read, understood and agreed to be bound by these terms on behalf of yourself and every member of your party.

Adara Richmond is a residential-format building. We enforce a Zero Tolerance No Party Policy. Unauthorised gatherings, "schoolies", functions, or groups exceeding the maximum room capacity will result in immediate eviction, forfeiture of all payments, and a $1,500 AUD liquidated damages fee charged to the credit card on file.

Quiet hours are strictly enforced between 10:00 PM and 7:00 AM in line with the building's residential character and the City of Yarra noise local law. The registered guest is responsible for the conduct of all visitors and accompanying parties at all times.

A credit card pre-authorisation (bond) of up to $500 AUD is required upon check-in. This is not a charge but a temporary hold on your card to cover incidental charges or damages. The hold is released after departure subject to inspection of the apartment, in line with your card issuer's standard release timeframes.

Adara Richmond reserves the right to claim against this bond, or charge the card on file, for: deep cleaning (including smoking odours and cannabis residue), breakages, missing items, damage to furnishings or fixtures, and lost keys or fobs ($150 replacement fee per item). Claims exceeding the bond amount will be invoiced separately and are payable within 14 days.

Nothing in these terms excludes, restricts or modifies any guarantee, right or remedy you have under the Australian Consumer Law (ACL) or any other applicable law which cannot lawfully be excluded. To the extent permitted by law, our liability for a breach of a non-excludable consumer guarantee is limited, at our option, to the resupply of the services or the cost of resupplying the services.

Adara Richmond reserves the right to enter any apartment for the purposes of maintenance, housekeeping, safety inspection, emergency response, or where there is a reasonable belief that these Terms of Service are being breached. Where practical and not unreasonable in the circumstances, we will provide prior notice to the registered guest.

A valid credit card in the name of the registered guest is required to secure every reservation. Payment is processed in accordance with the rate plan selected at the time of booking. The registered guest must be at least 18 years of age and must present photo identification matching the card and reservation at check-in.

Cancellation conditions vary by rate plan and are disclosed at the time of booking. Please refer to your booking confirmation for the specific terms applicable to your reservation. No-shows and early departures are subject to the cancellation conditions of the booked rate plan and may not be eligible for refund.

Standard check-in is from 3:00 PM and check-out is by 10:00 AM. Late check-out is subject to availability and may incur an additional charge. Apartments may not be occupied by more persons than the maximum capacity stated on the rate plan; sub-letting, assignment, or commercial use of the apartment is strictly prohibited.

All apartments and indoor common areas are strictly non-smoking (including e-cigarettes/vaping and cannabis). Breach will incur a minimum $500 AUD deep-cleaning fee in addition to any further loss of room revenue. Illegal activity, possession of prohibited substances, weapons, or harassment of staff or other guests will result in immediate eviction without refund and may be reported to Victoria Police.

To the maximum extent permitted by law, and subject to clause 2.3, Adara Richmond is not liable for loss of, or damage to, personal property of guests or visitors however caused. Guests are responsible for securing their own valuables; an in-room safe is provided in most apartments for this purpose.

These Terms of Service are governed by the laws of the State of Victoria, Australia. The parties submit to the exclusive jurisdiction of the courts of Victoria and the Commonwealth.
